What Is Water Management?
Water management is an umbrella term. This means that there are many subcategories that fall under this singular heading. The subcategories that fall under this term are as follows:-
- Cleaning
- Disinfection
- Descale
- Compliant with Bylaws
- Chlorination
- Sampling
- Flushing regimes
- Water monitoring regime
- Dosing machines
- Thermostatic mixing valves
These sub categories all need to be checked and carried out in accordance to ‘what system’ is having work undertaken or being looked after.
How do you carry out Water Management?
Water management is carried out in many ways. In a commercial property, you would have a water monitoring regime set up to do monthly checks of your cylinder temperatures, tank temperatures, water outlet temperatures and point of use water heater temperatures. This can be done over the entire site, sentinel outlets only or sentinel outlets + 10%. You will have flushing regimes set up for low usage areas, you would check that all tanks are compliant with bylaws, possibly have dosing machines. You will have set dates to clean, descale, disinfect and inspect tanks and cylinders. To carry out water sampling on regular occasions.
Who needs Water Management?
In principle, all buildings domestic and commercial need to have water management checks. Different properties require different levels of water management depending on what the building has installed. For rented domestic properties, you would have a simple plan in place due to the size of the property being small. For commercial properties, the plan would be much larger due to the size but also depending on what the building’s function is. For example, Leisure Centres will have spas, swimming pools, jacuzzi equipment or maybe evening cooling towers. All plans will be created to suit each individual site depending on what the site has in place.
How often do Water Management checks need to be carried out?
This is dependent on what sub-category you are looking at. Water monitoring regimes are a monthly check, tank cleaning and disinfection is annually, hot water clean and descale is also done annually. Water sampling is done dependant on the individual’s needs and system chlorination is dependent on water sampling results.
